MHM Design Ltd is a long established architectural design practice based in Ivybridge. We have with a very simple aim; turning what you want & need from your home into a physical reality.

A detailed measured survey of the existing structures is the next step, picking up measurements and information such as existing drains, boundary locations etc. The survey is drawn up in “CAD” which forms the starting point for the design work and acts as part of the statutory requirements for planning and building regulations permissions.

Different design ideas can then be created to formulate a clear direction until you are 100% happy. A photo realistic design and 3D walkthrough is then created to show a realistic understanding of the final solution. Alongside attractive design, great architectural design is about practical and lifestyle problem solving. The other part of design is to create plans which keep the costs of any building work within budgets. At MHM Design Ltd we always encourage our clients to be actively in involved this process.

Planning permission is required for most of the larger extensions, however in the case of single storey extensions, it can fall under something call ‘Permitted Development’ which is when a building project does not require any planning permission to go ahead. Either way, at MHM Design Ltd we act as your agent applying for planning consent or a lawful development certificate, carrying out all negotiations with the planning department.

Over the years MHM Design Ltd have developed very close working relationships with Local Authority planning & building regulations officials, especially so in the South Hams. Typically, approval decisions can take 5 weeks or more. We can usually receive local decisions and approvals in less than 1/2 this time. This means you can start your building much quicker!
